Building Engineer
Educational Alliance is a community-focused organization in Lower Manhattan that provides a variety of programs and services. They are seeking a full-time Building Engineer to oversee the operations and maintenance of the Manny Cantor Center, ensuring a safe and compliant environment for the community.

Responsibilities
Oversee the daily operation, maintenance, and optimization of all building systems for a 100,000 sq. ft. community center, including HVAC, electrical, plumbing, lighting, elevators, ventilation, boilers, pumps, domestic hot water systems, and building automation systems
Ensure building systems are operating efficiently, safely, and in compliance with all applicable codes
Manage preventative maintenance schedules and system upgrades
Monitor energy usage and recommend efficiency improvements to reduce operating costs and environmental impact
Ensure full compliance with fire safety and building code requirements, including fire alarm systems, sprinklers, emergency power, and evacuation systems
Monitor and manage fire protection system impairments, ensuring proper notifications, fire watch implementation, and restoration procedures
Coordinate inspections, testing, and documentation required by local, state, and federal authorities (FDNY, DOB, OSHA, EPA, etc., as applicable)
Prepare for and participate in FDNY inspections and audits, and promptly respond to any FDNY violations to ensure a timely resolution
Lead and supervise the building maintenance team responsible for day-to-day repairs, preventative maintenance, and facility upkeep
Develop, implement, and track preventative maintenance programs to extend the life of building systems
Respond to and manage emergency repairs and urgent building issues, ensuring minimal disruption to programs and occupants
Manage vendor relationships and service contracts for specialized maintenance and repair work (HVAC, elevator, boiler, etc.)
Plan, oversee, and manage capital repairs, major maintenance projects, and renovation initiatives from scope development through completion
Work with architects, engineers, contractors, and consultants to ensure projects are delivered on time, on budget, and in compliance with codes and organizational standards
Evaluate building condition and lifecycle needs; develop long-term capital improvement plans and replacement schedules
Work closely with the Director of Operations and Deputy Executive Director to develop and manage the annual facilities and capital improvements budgets
Track building-related expenditures, such as utilities and service contracts to ensure that spending is consistent with need and aligns with approved budgets
Forecast major repairs, replacements, and capital investments, and communicate large expenditure early to make sure large bills and long-term infrastructure needs are properly budgeted
Promote a safe working environment for staff, members, and visitors
Serve as a key point of contact during emergencies involving building operations
Qualification
Required
Associates or Bachelors Degree required
Minimum 5 years experience working with building systems (HVAC, electric, plumbing, fire safety, etc.)
Fire Safety Director certificate (or obtain within 9 months of hire date)
Preferred
EPA Universal Refrigerant License strongly preferred
FDNY P-99 license strongly preferred
Locksmithing license (or experience) strongly preferred
