Responsibilities
Conduct regular maintenance inspections to company standards as necessary and report to on-site team
Stay in constant contact with properties Maintenance Supervisor and Property Manager’s in regard to Work Orders and Rent Ready counts
Assist property management team with the annual budgeting process, with respect to maintenance-related items
Evaluate suppliers and their services based on quality, service, and pricing
Oversee the maintenance and repairs for multi-family properties throughout the portfolio
Handle special work assignments and trouble calls
Adhere to quality levels and standard practices for all work performed
Assist in the interview process for maintenance supervisors and technicians
Enforce appropriate safety regulations
Operate mechanical and electrical equipment, which supply the job site with power, heat, refrigeration, air conditioning and ventilation
Schedule monthly vacant, unit walks at all properties
In charge of all Capital Expenditure projects
Assist with other tasks as necessary
Travel is required
Qualification
Required
At least eight years of general maintenance experience, preferably within the multi-family real estate industry
Basic computer skills
Good time management skills
Ability to communicate effectively and professionally internally within the organization and externally with tenants, vendors and other outside parties
Must possess strong work ethic
Preferred
HVAC Certification preferred
Yardi work order experience is a plus
