Land Planning & Development Intern

As a Land Planning & Development Intern, you will assist the Land Planning and Development teams with entitlement processes, project preparation, and risk identification for land development projects.

Responsibilities

Assist the Land Planning team as they work with local and state municipalities, public and private related agencies, planning and zoning departments to entitle acquired projects
Assist with plan submittals and review process, support scheduling, meeting deadlines and specific processes to ensure timely completion of the entitlement process
Assist the Land Development team to determine what needs to be done to the dirt (grading, demolition, excavation) of the acquired and entitled project prior to home construction
Contract, schedule and oversee dirt preparation (grading, demolition, excavation) of the dirt
Contract, schedule and oversee in-ground utility installation, roadway pavements, concrete home pads and sidewalks
Understand how we identify potential risks associated with land development projects and develop mitigation strategies
Assist in the pre-development budgeting for new communities

Required

Are currently pursuing a degree in civil engineering, construction management, urban planning, real estate development or a related field
Prior experience or coursework in land use, urban planning and/or civil engineering
Excellent oral and written communication skills
Thrive in a team-oriented environment and value collaboration
Experience in using various computerized systems
Proficient in Microsoft Excel, Word, Outlook
The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation
Ability to stand or sit for extended periods
Ability to move about work location
Ability to drive/travel as needed
Ability to walk up and down stairs
Ability to observe details at close range and communicate information so others will understand
Ability to transport and move up to 20 lbs and move as needed (*for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio*)
Periodically works in outdoor weather conditions (*for roles in Construction/Customer Service/Land/Sales*)
This position is based in the division office and field-based between communities throughout the division
