Property Accountant

Responsibilities
Cash Management - monitoring/reporting; Accounts Payable for distressed properties
Cash management of each property is the responsibility of the Property Accountant responsible for that entity. From time to time, additional support or critical analysis may be needed
Prepares bank reconciliations and monthly financial statements
Ensures regulatory compliance with governmental agencies and GAAP
Generates reports and data necessary to successfully manage property operations
Prepares a variety of detailed accounting, statistical, and narrative financial statements and reports requiring analysis and interpretation
Collects data on direct, indirect, and overhead costs of operation relating to the setting of rates and fees
Participates in the preparation, evaluation, justification, and maintenance of budgets and financial controls
Examines records to determine that asset acquisition, sale, retirement, and other entries have been reflected
Prepares schedules for depreciation of buildings and equipment and presents information when needed
Ad Hoc Reporting (Cash flows/projections/finance and management requests)
Assists with transitioning properties in Development to Accounting team and/or assisting with the start up of newly acquired assets and new 3rd party management contracts
Provides guidance to Accounts Payable staff as needed to ensure the timely and accurate payment processing
Assists and provides support to Accounting Intern when requested
Provides assistance on any item that will assist in ability to reach goals of the organization as a whole
Leads and manages budget process with Property and Regional Managers to ensure revenue and expenses are reflected and forecasted properly. Provides training and guidance to managers unfamiliar with United’s practices and/or the complexities of the process
Responsible for uploading budgets for assigned properties into the management operating system
Presents and provides explanation of variances to budget to owners, executives and management and interprets information relating to the financial management of the property
Creates monthly reporting and financial statements to provide up to date information to management
Identifies trends, recommends actions to senior management, and creates status reports based on financial plans
Researches and provides financial data for evaluation of property performance and for proformas for new development projects as needed
Works with Property Management to develop core accounting principles and practices and ensure established controls are adhered to in the field
Assists CFO, CEO and management with special projects as needed
Prepares and disseminates reports including but not limited to; end of month reports, leasing / occupancy reports, cash management and analysis, aging accounts receivable, etc
Works with management and leadership to cure deficiencies and set up contingency plans for distressed properties
Creates clear cut policies and procedures for the Accounting Department for areas of specific responsibility- includes monitoring adherence to these procedures, with input from other team members; contributes to ensuring cohesive flow of operations and that all functionality of the Accounting process is covered by an established Standard Operating Procedure
Creates, and updates quarterly (or as needed), Property information and checklists needed to ensure Management Operations + Accounting team are fluid and not duplicating efforts
Identifies areas in need of improvement, whether they be at the site level or accounting level and provide suggestions to CFO for improvement
Special projects as needed and assigned
Ensures Financial Statements are on track for completion to meet established deadlines. Prepares monthly Financial Statements and works with Accounting Manager to remedy any deficiencies and/or make corrections before final review by the CFO. Ensure that Financial Statements are disseminated to appropriate stakeholders after the management approval and ensure consistent and timely electronic retention
Oversees Audit process and scheduling; complies with Regulators/Auditors' requests; creates and maintains Monthly / Quarterly / Annual checklist for Audits / Tax Returns + Annual Filings
Oversees audit process and scheduling for assigned properties; complies with Regulators/Auditors' requests
Creates, reviews, and submits final budgets for approval to CFO before entry to Entrata; ensures dissemination to appropriate individuals/agencies/debt servicers
Qualification
Required
Bachelor's degree in accounting, finance or related industry
5+ years of accounting experience, preferably in property management or real estate
Advanced proficiency in Microsoft Excel and other Microsoft Office applications
Professional image compatible with United Group – positive attitude, energetic, assertive
Demonstrates integrity on a personal and professional level
Strong work ethic with exceptional verbal and written communication
Demonstrated proficiency in analytical thinking and accounting principles
Preferred
CPA preferred but not required
Entrata experience is a plus
