Responsibilities
Negotiate subcontracts and purchase agreements with vendors to reach profitable agreements along with writing and distributing accurate scopes of work
Monitor on-site processes, procedures, and systems for compliance with construction drawings, safety requirements, and code compliance
Develop and maintain project schedules, budgets, and quality control measures
Manage construction budget/forecast regularly and complete monthly WIP projections
Prepare, submit and negotiate change orders with owner per contractual requirements
Review, verify and approve subcontractor and vendor payments
Coordinate punch list(s) with jurisdictions, Operations Manager, and owner and ensure timely completion of items on the list to result in signed Certificate of Completion/Certificate of Substantial Completion and Certificate of Occupancy
Ensure the completion of closeout package and final payment application and distributed to client
Assist with warranty/service/close-out related items as applicable
Communicate effectively with clients, subcontractors, vendors, and internal teams
Identify potential risks and proactively develop mitigation strategies
Ensure compliance with safety regulations, industry standards, and company policies
Qualification
Required
Bachelor's degree in Construction Management or equivalent experience
5-10 years of experience in commercial construction project management
Strong leadership, organizational, and decision-making skills
Proficiency in construction management software (Procore, Bluebeam, and MS Project)
Ability to manage multiple projects while maintaining attention to detail
Excellent problem-solving abilities and a results-driven mindset
Ability and interest to mentor team members
