Experienced Project Manager

Construction

Responsibilities

Perform Design-Build estimating and Supply & Erect estimating for Butler Buildings and conventional steel projects
Develop preliminary budgets, final control budgets and General Conditions studies
Assist with value engineering and cost analysis
Solicit, review, level and award subcontractor and supplier bids
Prepare, review and finalize subcontract scopes of work and exhibits
Notify and document unsuccessful bidders
Coordinate supplier and manufacturer selections
Ensure all subcontract agreements, insurance certificates and required documentation are fully executed prior to mobilization
Lead all permitting and approval processes with AHJs
Coordinate construction design, engineering and technical reviews
Ensure compliance with applicable codes, including IBC requirements
Develop CPM preconstruction and construction schedules
Establish critical path activities and implementation plans
Manage submittals, RFIs and project documentation
Maintain accurate and up-to-date project files (electronic and paper) per DGI standards
Ensure contracts and insurance remain current throughout the project duration
Monitor job costs, approve invoices and prepare cost-to-complete (CTC) reports
Manage change events, scope changes and subcontractor change orders
Analyze, negotiate and approve subcontractor change orders
Review and approve subcontractor billings and owner pay applications
Coordinate with Accounting to ensure timely owner payments and accurate reporting
Work with Accounting to prepare project cash flow projections
Lead owner/client meetings and issue meeting minutes
Participate in subcontractor meetings and document outcomes
Provide bi-weekly or monthly owner reports, including schedule updates, cost status and key issues
Maintain internal project to-do lists and participate in internal coordination meetings
Coordinate closely with Superintendents on means, methods, sequencing, safety and quality
Provide job site supervision as needed
Ensure adherence to project schedules, quality standards and safety requirements
Coordinate labor, subcontractors, suppliers and manufacturers
Manage O&M manuals, closeout documentation and final deliverables
Ensure receipt of all warranties and certifications
Coordinate final inspections and project turnover
Conduct one-year warranty walkthroughs with clients
Coordinate warranty issues with subcontractors and suppliers
Participate in final cost reviews with Accounting
Compile lessons learned to improve estimating, scopes and future project execution

Required

Minimum of 7 years of experience with a commercial general contractor
Experience with Design-Build construction projects

Bachelor's degree preferred
Experience with Metal Building Systems (Butler) is a plus
