Senior Service Supervisor

They are seeking a Senior Service Supervisor to lead maintenance operations at a historic garden-style apartment community, ensuring residents enjoy safe and comfortable homes while managing a team of service technicians.

Responsibilities
Supervise, train, and mentor a team of maintenance technicians, fostering a culture of accountability, safety, and excellence
Coordinate daily work assignments, prioritize service requests, and ensure timely completion of all work orders
Conduct performance evaluations and support team members' professional development
Model best practices in customer service, technical skill, and workplace safety
Oversee all aspects of property maintenance including plumbing, electrical, HVAC, appliance repair, carpentry, and general repairs
Develop and execute preventive maintenance programs to extend the life of building systems and reduce costly emergency repairs
Manage unit turnover process to ensure apartments are rent-ready on schedule and meet quality standards
Respond to after-hours emergencies on a rotating on-call basis
Maintain accurate records of work orders, inventory, vendor contracts, and equipment warranties
Ensure compliance with all applicable building codes, OSHA regulations, and company safety policies
Manage maintenance budget and control costs through smart purchasing and vendor negotiations
Coordinate with external contractors for specialized repairs and capital improvement projects
Serve as liaison with city and county agencies for permitting, inspections, and regulatory compliance; proactively address and resolve any code violations
Respond to resident maintenance concerns with professionalism, empathy, and urgency
Conduct regular property inspections to identify and address issues proactively
Collaborate with the property management team to enhance resident satisfaction and retention
Qualification
Required
Minimum 5 years of hands-on maintenance experience in multifamily residential, commercial, or hospitality settings
Minimum 2 years of supervisory or lead technician experience
Strong working knowledge of plumbing, electrical, HVAC, and appliance systems
Valid California Driver's License with a clean driving record
Proficiency with property management software and work order systems
Excellent communication skills—you can explain a complex repair to a resident and document it clearly for the team
Ability to work a flexible schedule, including rotating on-call responsibilities
Preferred
HVAC certification or licensure
Bilingual in English and Spanish
Experience with historic or large-scale garden-style properties
CAMT (Certified Apartment Maintenance Technician) or similar industry credential
