Senior Purchasing Manager

Chesapeake Homes is seeking a Senior Purchasing Manager to serve as the second-in-command of the Purchasing Department. The role involves overseeing purchasing functions, managing staff, ensuring data accuracy, and driving cost efficiency while supporting cross-department alignment.

Responsibilities

Lead, train, and mentor Purchasing Managers to ensure consistency in processes, procedures, documentation, and vendor communication
Audit Purchasing Manager files, contracts, budgets, take-offs, and pricing for accuracy, completeness, and adherence to company standards
Monitor staff workload and performance; provide ongoing coaching and accountability
Serve as escalation point for vendors, internal departments, and purchasing staff
Oversee vetting, onboarding, and compliance documentation for all subcontractors and vendors
Review scopes of work, vendor sub-agreements, COIs, insurance requirements, and licensing for accuracy and compliance
Maintain strong relationships with trade partners; support quarterly and annual vendor meetings
Review and troubleshoot VPOs, identifying cost errors, budget gaps, and cost-saving opportunities
Help Lead bid preparation, distribution, evaluation, and award recommendations
Help Oversee and maintain contracts, unit pricing, schedules, assemblies, material lists, and community pricing structures
Conduct periodic price reviews and help shop new vendors to drive competitive pricing
Analyze option sales, profitability, and margins; prepare reports for senior management with recommendations
Create and set up new communities, plan series, and models across divisions
Ensure all options, standards, elevations, upgrades, and pricing remain consistent across divisions
Create and control specification sheets for sales, design, and operations with the help of the division MGR and field staff
Review architectural plans, quantities, and take-offs to ensure accuracy
Work closely with Design Centers to ensure all product information, offerings, and pricing are current and consistent
Coordinate with sales, construction, and architecture to resolve scope issues, quantity discrepancies, and special requests
Facilitate the purchase of long-lead items such as trusses, cabinets, flooring, doors/trim, and appliances according to schedule
Review and analyze new home starts for all communities
Help Manage processing of custom options, ensuring accuracy, margin protection, and timely turnaround
Assist accounting with payables discrepancies and monthly cost audits
Review budget-versus-actual performance for closed homes and analyze trends to improve accuracy
Generate spend reports, variance analysis, and cost-saving reports for leadership
Identify operational inefficiencies and implement improved processes, tools, and standards
Lead special projects assigned by senior leadership, including cost studies, new material evaluations, and division wide purchasing initiatives
Provide backup leadership for Division Purchasing Managers as needed
Capable of stepping into a full Division Purchasing Manager role during vacations, absences, or leadership gaps
Travel to company divisions as needed to support operations and team leadership

Required

Bachelor's degree in construction management, business, or related field preferred
7–12+ years of residential homebuilding purchasing, estimating, or construction experience
Proven leadership and team-management ability
Strong understanding of residential building processes from land development through vertical construction
Skilled in reading plans, verifying quantities, and identifying cost and scope gaps
Excellent communication and vendor-relations skills
High attention to detail and strong organizational ability
Proficiency in Microsoft Excel, Word, Outlook, and Teams
Ability to work in a fast-paced environment and manage multiple priorities effectively

Preferred

Experience with integrated homebuilding systems (IHMS/ITK preferred)
