Default Loan Servicing Specialist - Asset Management – FHA Post Sale (remote)

The Default Loan Servicing Specialist – FHA Post Sale is responsible for managing all post foreclosure FHA activities, ensuring compliance with HUD and investor requirements while collaborating with various teams to facilitate asset disposition workflows.

Responsibilities
Manage all FHA post‑sale activities including conveyance eligibility review, monitoring conveyance deadlines, and confirming clear, marketable title prior to HUD transfer
Follow departmental policies and remain compliant with pending regulatory and state-level changes impacting conveyance and CWCOT processes
Diligently follow up on outstanding title, document, and compliance items with internal partners, attorneys, and external vendors
Determine loan eligibility for CWCOT / 2nd Chance program
Upload, maintain, and process CWCOT auction templates, confirm auction cycles, and complete post‑auction tasks
Coordinate with Auction.com and other third‑party platforms for contracts, deeds, funds, HUD documentation, and related CWCOT workflows
Review foreclosure deeds, special warranty deeds, Power of Attorney language, legal descriptions, vesting, and seller information for accuracy
Manage title discrepancies and collaborate with attorneys and vendors to obtain marketable title required for HUD conveyance
Track eviction status for post‑sale FHA assets, including coordinating with attorneys and property preservation teams to ensure compliance with HUD timelines
Identify risks or delays and escalate appropriately for resolution
Monitor eviction and auction dependencies, ensuring accurate updates in MSP and related systems
Use servicing platforms including MSP, LoanSphere, Yardi (P260), FHA Connection, and internal SharePoint libraries
Maintain accurate, timely documentation across all post‑sale systems, templates, vendor portals, and internal audit logs
Communicate asset status, risks, trends, and escalations across Asset Management, Property Preservation, Default Litigation, and external vendors
Assist with audits, QC reviews, and process improvements as needed
Qualification
Required
At least 2–3 years in property preservation, asset management, or a related field
Strong understanding of local, state, and federal regulations, investor/insurer guidelines, and industry standards for property preservation
Proficiency with property management software (e.g., MSP, LoanSphere, Yardi, FHA Connection), Microsoft Office, and digital documentation tools
Experience working with vendors and contractors in a property preservation setting
Excellent oral and written communication skills, including the ability to coach, motivate, and collaborate with teams
Strong attention to detail, ability to multitask, prioritize, and work independently under pressure to meet deadlines
