Title Curative Specialist

Responsibilities

Review title commitments for required clearance
Review/request purchase contracts and addendums where applicable
Order and obtain required clearance, including but not limited to; payoffs, surveys, trust agreements, bankruptcies divorce decrees/marital settlement agreements, information statements, new construction documentation, probate and estate documents, hold harmless letters, lien waivers, association declarations and assessment letters, and chain of title issues
Review obtained clearance for accuracy and insurability, consulting underwriting when required
Verify vesting with the appropriate parties the transaction
Phone calls to parties, to include but not limited to; client, agent, financial institutions, creditors, recording offices, county assessor/ tax authorities, contractors, homeowner associations, realtors, attorneys and any other party required to clear an item or obtain documentation for closing
Order and deliver appropriate deeds, releases, POA’s or any other document required upon request
Collaborate with parties to the transaction to obtain all necessary title clearance requirements, as required
Communicate status of file to the necessary parties via phone and/or email
Perform daily follow up on outstanding clearance issue and ensure work is completed within established timeframe
Respond to incoming emails politely and in a timely manner. All emails received will be your responsibility to answer and follow up. In the event you are unable to answer effectively, email will be escalated to a manager with a “warm hand off” to operate under true transparency to the client
Review title production systems for tasks that are upcoming or due
Revise, Update and Forward Title Commitments to parties of the transaction, as needed
Complete requests received from the closing team as to last minute updates and items required to complete closing
Pull new/ updated tax bills before transferring to the closer and place in specified folder
Complete Clearance letter or clearance email for each file describing a summary of curative items for the client. Each item should list who is expected to obtain the item or any inquiries regarding which party would be preferred to obtain
Backup/support team members as needed
Other duties as assigned

Required

Basic understanding of closing issues, closing procedures and underwriting guidelines
Ability to work with a diverse customer base, focusing on client satisfaction
Excellent customer service skills

Attention to detail with accurate data entry skills
Excellent organizational skills and ability to manage multiple projects simultaneously
Effective oral and written communication skills
Ability to work under pressure with compressed deadlines in a team environment
Above average computer skills, including Microsoft Office
Ability to work overtime as business demands require
High school diploma; four year college degree or equivalent work experience
Minimum one year of title exam/curative and customer service experience

Preferred

National title experience & Texas license preferred
