Development Review Associate

Coweta County Government is seeking a Development Review Associate to perform skilled technical work in reviewing land development permit applications and ensuring compliance with zoning regulations. The role involves conducting site inspections, preparing reports, and coordinating with various departments to resolve conflicts related to land use and development.

Responsibilities

Reviews land use development permit applications and similar applications for compliance with zoning and land use regulations and policies
Researches, develops and evaluates policies, plans or regulations pertaining to local land use and development
Receives plans and coordinates the distribution of materials; coordinates other reviewer comments with other departments and agencies and schedules meetings to resolve conflicts
Arranges pre-submittal meetings; conducts site inspections prior to final approval
Review preliminary plats, construction plans, final plats, site plans, architectural elevations, landscape plans, and as-builts for compliance with applicable ordinances, zoning conditions, etc
Determines if plans comply with the County's land use ordinances and regulations
Prepares reports and presentation materials for public meetings; prepares ordinance amendments and prepares issue papers
Attends various meetings related to planning and zoning; takes notes and drafts related documents
Assists with administrative duties in the department such as front desk coverage, data entry and typing
Processes and writes administrative variances, unique & special use letters, etc
Reviews final plats and legal documents
Reviews zoning cases and responds for development review division
Encourages and promotes a culture of excellent service

Required

Bachelor's degree with coursework in planning, transportation, geography, or related field and minimal experience interpreting legal language, site plan and/or policy review, or equivalent combination of education and experience
Thorough knowledge of the zoning ordinance and related codes
Thorough knowledge of the methods and procedures used in code enforcement
General knowledge of the principles and practices of planning
General knowledge of current literature and recent developments in the field of planning
General knowledge of manual and digital cartographic techniques and standards and traditional map production processes
Ability to comprehend technical specifications for manual, computer-aided/automated cartographic products
Ability to make arithmetic computations for rates, ratios and percentages
Ability to apply geometry and trigonometry basics to find distances, angles, direction and degrees
Ability to analyze and systematically compile technical and statistical information and to prepare technical reports
Ability to interpret various rules and regulations
Ability to prepare and present technical information clearly
Ability to read and interpret plans
Ability to contact property owners, contractors and the public and effect satisfactory working relationships
Firmness and tact in enforcing zoning, sign and related ordinances and codes
Ability to establish and maintain effective working relationships with associates, representatives of other public agencies, the development community and the general public
Favorable background history as determined by review of local, State and Federal records
Valid driver's license in the State of Georgia with a favorable driving history (MVR)
