Director of Development
American Liberty Hospitality is seeking a Director of Development to lead their hotel development and construction initiatives from concept to completion. This role involves managing the full lifecycle of hotel projects, overseeing budgets and risks, collaborating with stakeholders, and building processes for team scalability.

Responsibilities
Manage full lifecycle of hotel developments, including site feasibility, permitting, design coordination, construction oversight, and handover to operations for 2-4 concurrent projects (e.g., ground-up builds or renovations for brands like Hilton or Choice)
Develop and track project budgets ($10-50M scale), forecasts, and timelines using tools like Procore, MS Project, or A.CRE; mitigate risks through vendor negotiations and compliance with local regulations
Partner with architects, general contractors, franchisors, and internal teams to ensure seamless execution; minimize disruptions in occupied properties and align with ROI goals
Create standardized playbooks for development workflows (e.g., RFPs, FF&E procurement) to reduce third-party dependency; identify and mentor junior talent (e.g., via internships) as we scale the team
Provide executive-level reporting on KPIs (e.g., schedule variance, cost savings) and contribute to pipeline expansion through market analysis and opportunity scouting
Expect 30-50% travel to project sites in TX/LA; adapt to evolving priorities in a small-team environment
Qualification
Required
Bachelor's degree in Construction Management, Real Estate, Architecture, Engineering, or related field
7-10+ years in hotel development or construction project management, with proven track record in hospitality (e.g., new builds, renovations, or capital projects for mid-scale brands)
Experience building or leading small teams
Proficiency in project management software (Procore, Bluebeam)
Strong financial acumen for budgeting and modeling
Excellent communication for stakeholder alignment
Entrepreneurial mindset with resilience for ambiguity
Mentorship-oriented to grow 'your own' successors
Passion for hospitality and commitment to diversity/inclusion
Preferred
PMP, CHA, or LEED certification
Familiarity with Southern US markets
Sustainable development practices
