They are seeking an experienced Director of Operations and Construction to oversee their Single Family Residential division, managing the lifecycle of projects and ensuring quality and efficiency.

Responsibilities
Maintain master budget sheets for all home series (Luxury & Classic), ensuring bids and building material pricing are current
Perform comprehensive takeoffs (lumber, door, trim, etc.) and adjust quantities based on field feedback
Compile necessary documentation for construction loans (plans, site specs, cost sheets)
Hire and vet new vendors and contractors to ensure top-quality partnerships
Update all major trade bids annually (Plumbing, HVAC, Concrete, etc.)
Manage the "Options Catalog" and pricing sheets, ensuring margins are protected and options align with market demand
Lead all plan work, including modifying existing layouts, creating new concepts, and designing custom plans for buyers
Value-engineer plans to identify efficiencies, reduce waste, and update building standards according to code
Maintain and update Building Specifications and Standard Features documents
Meet with prospective buyers to set building expectations, review redlines, and price custom upgrades
Participate in weekly sales and "starts" meetings to keep the pipeline moving
Visit job sites as needed to support the team and supervise the Area Manager
Track inventory and handle necessary reporting, such as insurance claims for theft
Qualification
Required
Experience in residential construction
Experience with takeoffs and project management
Ability to motivate a team and foster a culture of accountability
Strong communication skills for building relationships with vendors and homebuyers
Experience in financial and budget management
Ability to perform comprehensive takeoffs and adjust quantities based on field feedback
Experience in vendor and product management
Ability to lead plan development and engineering
Experience in sales support and enhancing buyer experience
Operational oversight experience, including job site visits and inventory tracking
Preferred
Experience in managing a Single Family Residential division
Experience with custom home building
Ability to value-engineer plans for efficiencies and waste reduction
Experience in maintaining and updating building specifications and standard features documents
