Responsibilities
Leadership & Team Management: Hiring, training, scheduling, and supervising a team of maintenance technicians and groundskeepers, promoting a culture of safety and accountability
Maintenance Operations: Overseeing and performing various maintenance and repair tasks, including HVAC, plumbing, electrical, appliance repair, and general carpentry
Resident Services: Managing the resident service request system and ensuring prompt, courteous, and professional resolution of all maintenance concerns
Apartment Turnovers: Coordinating and executing the 'make-ready' process for vacant units to ensure they are ready for new residents as quickly and efficiently as possible
Preventative Maintenance & Safety: Developing and implementing preventative maintenance programs for all building equipment and systems, conducting regular property inspections, and ensuring compliance with OSHA standards and local building codes
Budgeting & Inventory: Monitoring maintenance expenditures, managing inventory of parts and supplies, and obtaining bids/coordinating work with outside vendors and contractors
Emergency Response: Participating in a rotating on-call schedule to provide 24/7 coverage for after-hours emergencies such as fires, floods, or major system failures
Qualification
Required
EPA Certified
CPO Certified
Must be well versed in plumbing, HVAC (must be able to install new units), Hot water heater installation appliance repairs, Electric, Drywall and Paint
Must be able to maintain pool
