Responsibilities
National CRE strategy across Phoenix, SoCal, Bay Area, and new logistics markets
SPV underwriting: valuations, debt structures, pro formas, refinancing cycles
Perch’s GP function for asset‑level performance and investor reporting
Institutional landlord, REIT, mixed‑use, and industrial portfolio relationships
Repeatable site acquisition, entitlements, and city approval workflows
Cross‑functional alignment with BD, Deployment, and Policy to ensure profitable rollouts
Building and leading Perch’s real estate + underwriting organization
Qualification
Required
12–20+ years in institutional CRE, logistics real estate, or CRE private equity
Fluency with SPVs, GP/LP structures, underwriting, and asset‑level returns
Experience acquiring, entitling, and scaling multi‑site real‑estate portfolios
Deep negotiation experience with REITs, developers, and institutional owners
Strong analytical and financial modeling capability
Ability to operate in a zero‑to‑one, fast‑moving, high‑ownership environment
