Senior Development Manager
Blue Steel Development is a leader in industrial commercial real estate development, specializing in large-scale warehouse and distribution facilities for Fortune 500 tenants. They are seeking an experienced and driven Senior Development Manager to support the full development lifecycle of industrial projects across multiple markets.

Responsibilities
Lead industrial development projects from site evaluation and due diligence through entitlement, design, construction, occupancy, and disposition
Support Business Development in evaluating and pursuing new development opportunities
Manage due diligence efforts, including consultant coordination, budgets, schedules, and reporting
Lead entitlement processes such as rezoning, annexation, wetland mitigation, municipal approvals, and development agreements
Serve as the primary point of contact with landowners, municipalities, consultants, legal counsel, contractors, lenders, and investment partners
Coordinate design efforts and assist project managers, engineers, and architects with permitting and entitlement-related challenges
Develop, maintain, and communicate project schedules using Microsoft Project in coordination with the construction team
Participate in public hearings, pre-submittal meetings, and construction status meetings as required
Oversee incentive negotiations, easements, and closing documentation in coordination with legal and external stakeholders
Monitor budgets and proactively identify and communicate cost, schedule, or entitlement risks to leadership
Qualification
Required
Minimum of 10 years of experience in industrial real estate development, project management, or construction
Deep understanding of land entitlement, permitting, and municipal approval processes
Strong technical knowledge of construction, engineering, and architectural coordination
Experience managing build-to-suit and large-scale industrial developments
Proven ability to lead cross-functional teams and manage multiple projects simultaneously
Strong interpersonal and communication skills with executive-level stakeholders
High level of professionalism, integrity, and leadership capability
Preferred
Bachelor's degree preferred in Construction Management, Engineering, Real Estate Development, or a related field
Proficiency in Microsoft Office; experience with Microsoft Project, Adobe, or Bluebeam preferred
