Project Manager - Real Estate Development

They are seeking an experienced Project Manager to oversee multiple development projects from predevelopment through construction and close-out, acting as the central coordination point between various stakeholders.

Responsibilities
Manage zoning, entitlement, permitting, and jurisdictional approval processes
Coordinate with municipalities, planning departments, and regulatory agencies
Track entitlement conditions, schedules, and approval requirements
Manage architects, engineers, planners, surveyors, and specialty consultants
Coordinate scope, contracts, deliverables, and schedules
Ensure consultant performance aligns with project objectives and timelines
Develop, track, and manage project budgets from predevelopment through construction
Review cost estimates, value engineering options, and change orders
Monitor cost variances and proactively identify risks or variances
Maintain organized project documentation, schedules and reporting systems
Prepare regular status reports for the management team covering budget, schedule risks, and milestones
Support leadership with clear, concise project information for decision-making
Coordinate closely with General Contractors and key construction vendors
Review construction schedules, pay applications, and change orders
Participate in project meetings to ensure alignment between design, budget, and execution
Qualification
Required
3-7 years of experience in real estate development, construction management, or related field
Direct experience with residential development projects
Strong experience with predevelopment entitlements and consultant coordination
Solid understanding of budgeting, cost controls, and construction processes
Highly organized, detail-oriented, and deadline-driven
Ability to manage multiple projects and priorities simultaneously
Strong written and verbal communication skills
Proficiency with Excel and project/document management tools
Preferred
Residential, multifamily, commercial, or mixed-use project experience
Experience working directly with ownership or investment teams
Familiarity with public entitlement and municipal approval processes
