Responsibilities
Supervises/trains HVAC/refrigeration mechanics, operating engineer masters, electricians, a plumber/ pipefitter and a maintenance repairer
Plans schedules and assigns daily tasks to subordinates
Prepares and submits work orders for repair work and completes close out documentation of the preventive maintenance work orders
Coordinates contractor work and Follows up on contract work from beginning to end
Supervises and assists with (as needed) scheduled periodic preventive maintenance work
Payroll time sheets; b) leave requests; c) discipline; d) counseling for both outstanding and poor job performance; e) performance reviews; f) motivation; g) training
Equipment operation and maintenance
Special events work; b) campus maintenance emergencies; c) work orders
Plan, price, and order materials necessary for repairs using proper facility purchasing rules/regulations
Qualification
Required
Four years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance; Two years of the required experience must have been on-the-job experience
Completion of a two-year vocational technical program in general building construction, construction technology, or engineering plus two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance
Twelve semester hours in construction management, construction technology, or engineering, or any combination of these courses plus two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance
Must possess a current driver's license
Knowledge of general maintenance trades techniques, methods and procedures
Skilled in performing general maintenance trades functions
Skilled in HVAC/Refrigeration; HVAC and refrigeration systems maintenance and repair
