Real Estate Project Manager
The Hiring Advisors is partnering with a rapidly expanding retail real estate platform that is building a best-in-class tenant delivery function. They are seeking a Tenant Coordination leader who can own the process end-to-end while helping define how it’s done going forward.
Responsibilities
Own the tenant delivery process from lease execution through store opening
Review and interpret tenant work letters and construction exhibits to identify risks early
Lead tenant, architect, and contractor coordination throughout design and construction
Guide tenants—especially first-time retailers—through permitting, build-out, and opening
Establish and manage critical milestones including plan approvals, permits, inspections, and COs
Coordinate site access, utilities, tie-ins, and after-hours work
Partner with Leasing and Legal to evaluate proposed tenant scopes and feasibility
Review test fits, design concepts, and preliminary plans against site conditions
Identify infrastructure needs, MEP capacity, life-safety constraints, and code considerations
Surface risks early and clearly communicate schedule and cost implications
Oversee tenant improvements, landlord work, shell conditions, and re-demise projects
Review drawings for compliance with landlord standards, ADA, MEP, HVAC, and life-safety
Coordinate permitting and inspections with local jurisdictions
Monitor construction progress via site walks, reports, and milestone reviews
Resolve conflicts, change orders, and scope issues impacting cost or schedule
Coordinate tenant tie-ins to building systems (electrical, HVAC, plumbing, fire/life safety, data)
Serve as the primary tenant coordination point across the organization
Collaborate with Leasing, Development, Asset Management, Design, and Property Management
Help establish standardized tools, templates, and best practices
Mentor junior team members as the platform grows
Track tenant schedules against lease obligations and rent commencement dates
Oversee closeout documentation, inspections, and COs
Coordinate with Accounting and Legal on TI reimbursements and final reconciliations
Qualification
Required
5+ years of experience in tenant coordination, retail construction PM, or owner-side development
Strong understanding of retail build-outs, permitting, and inspections
Working knowledge of MEP, HVAC, fire/life safety, and building systems
Ability to read and interpret construction drawings, specs, and lease language
Experience managing multiple tenants and assets simultaneously
Confident communicator who can manage tenants, consultants, and municipalities
Bachelor's degree in Construction Management, Architecture, Engineering, or related field
Preferred
Architectural or design background
AutoCAD familiarity
Experience with mixed-use or multi-tenant retail portfolios
