Maintenance Director
Leland Management is seeking a Maintenance Director for one of their communities in the Leesburg, FL area. The Maintenance Director is responsible for the overall maintenance, repair, and upkeep of all common grounds, facilities, amenities, and infrastructure, providing hands-on leadership and supervising internal maintenance staff and third-party vendors.

Responsibilities
Direct, coordinate, and perform preventive and corrective maintenance for all common area facilities, including but not limited to: Clubhouse and administrative offices, Pools, spas, pump rooms, and pool decks, Fitness center, billiards room, auditorium/arena, and meeting spaces, Restrooms, showers, and locker areas, Outdoor amenities, RV/boat storage areas, fences, gates, signage, and lighting, Sidewalks, parking areas, drainage, irrigation, and landscaping support infrastructure
Conduct regular inspections of common areas to identify safety hazards, maintenance needs, and code compliance issues
Ensure timely completion of work orders and maintenance tasks in accordance with established schedules and priorities
Perform regular irrigation system inspections, wet checks, and operational testing to ensure proper coverage, efficiency, and compliance with community standards
Monitor, adjust, and program the Hunter Centralus irrigation system, including seasonal schedule changes, zone adjustments, and water conservation measures
Identify irrigation leaks, broken heads, valve issues, controller faults, pressure problems, and coverage deficiencies
Perform minor irrigation repairs in-house when appropriate and coordinate repairs with irrigation vendors when specialized service is required
Maintain irrigation inspection logs, wet check reports, and documentation of corrective actions taken
Coordinate irrigation schedules and system performance with landscaping contractors to support turf and plant health while minimizing water waste
Supervise and assign daily work activities to the Part-Time Maintenance Technician
Ensure proper training, safe work practices, and efficient use of time, materials, and equipment
Provide hands-on assistance as needed for repairs, installations, inspections, and special projects
Oversee third-party contractors and service providers, including janitorial, pool, landscaping, irrigation, electrical, plumbing, HVAC, roofing, and specialty vendors
Monitor janitorial services to ensure all contract specifications, cleaning schedules, and quality standards are consistently met
Utilize the Janitorial Services Checklist to verify performance and document deficiencies
Report contract non-compliance to the CAM and assist with corrective action, documentation, and follow-up
Coordinate vendor access, monitor work performed on-site, and ensure proper cleanup and safety practices
Implement and maintain a comprehensive preventive maintenance program for all HLPOA facilities, infrastructure, and equipment
Maintain logs and checklists for routine inspections, servicing, and regulatory requirements
Assist with fire inspections, safety inspections, and corrective actions as required
Oversee daily condition and general operation of pools and spas
Perform and oversee pool and spa operations in accordance with Certified Pool Operator (CPO) standards and all applicable local and state health department requirements
Coordinate pool maintenance vendors and ensure water quality, equipment operation, and safety signage are compliant
Monitor pool closures, repairs, inspections, and chemical balancing timelines
Maintain inventory of maintenance tools, supplies, parts, and equipment
Ensure proper storage, care, and safe operation of all equipment
Recommend replacement or acquisition of tools and equipment as needed
Assist the CAM with maintenance-related budgeting, planning, and cost control
Provide input on repair versus replacement decisions
Track maintenance-related expenses and provide documentation when requested
Assist with preparation of maintenance updates and reports for Board meetings when requested
Ensure compliance with HLPOA governing documents, safety procedures, and applicable local, state, and federal regulations
Promote safe working conditions and proper use of personal protective equipment (PPE)
Respond to emergency maintenance situations promptly, including after-hours as required
Maintain professional, respectful interactions with residents, staff, vendors, and Board members
Communicate maintenance issues, delays, and project status to the CAM in a timely manner
Assist with resident inquiries related to common area maintenance when directed
Qualification
Required
Minimum of 5 years of progressively responsible experience in facilities maintenance, property maintenance, or a similar role
Demonstrated experience supervising staff and contractors
Active Certified Pool Operator (CPO) certification is required and must be maintained throughout employment
Strong working knowledge of building systems, general construction, electrical, plumbing, HVAC, irrigation, and pool operations
Ability to read and interpret maintenance schedules, checklists, and contracts
Valid Florida driver's license
Preferred
Experience in a homeowners' association, condominium, or planned community environment
Experience with centralized irrigation control systems, including Hunter Centralus
Familiarity with preventive maintenance programs and inspection protocols
