Right of Way Supervisor
Coates Field Service, Inc. is seeking a Right of Way Supervisor near Kansas City, MO. The successful candidate will supervise field office staff and operations, ensuring effective communication and resolution of issues related to land acquisition and project management.

Responsibilities
Responsible for supervision of field office staff and operations in collaboration with Project Manager
Reviews and evaluates the work of all field office staff
Mediates and resolves issues that arise between landowners, agents, client, and subcontractors
Assists Right of Way Agents in negotiation with property owners as needed
Assures that project progress reports are prepared accurately and on schedule
Trains employees and assures that they understand and carry out their assigned duties
Instructs personnel on safety procedures
Provides quality control check on sketches of easement impact on parcels using sources including KMZs, GIS web viewers, P&Ps, and line lists
Coordinates with engineers and construction teams to verify accuracy of parcel and easement sketches
Meets with Project Manager on a regular basis to report on project and answer questions, resolve issues, and provide summary reports
Testifies as expert witness in court during condemnation and other legal actions
Monitors staffing and updates Project Manager on needs to adjust personnel numbers in response to workload, budget, and schedule
Audits project files at project end, assures accuracy and organization, transmits or transports files to client in requested format
Assists Project Manager with project updates, schedules, spreadsheets, and Eminent Domain preparations
Other job duties and responsibilities as assigned by Project Manager
Qualification
Required
Prior experience in supervising electric transmission and/or distribution projects
Ability to travel and report to Client's Office in Kansas City, MO and other areas of project assignment as needed
Strong written and verbal communication skills
In-depth knowledge of all aspects of land and right of way acquisition
Knowledge of and ability to manipulate KMZs, familiarity with GIS a plus
Ability to read and interpret plan and profile sheets
Ability to supervise diverse personnel in demanding environments
Knowledge of turnkey project management, from initial activities such as ownership research through negotiations, acquisition, encroachments, construction, damage settlement, condemnation
Extensive experience in negotiations, conflict management, and mediation
In-depth knowledge of legal terminology that applies to land acquisition
Extensive knowledge of completing legal documents and forms such as easements and agreements
Proficient in programs necessary to maintain documentation and produce reports
Proficiency in Microsoft Office Suite or similar software programs in order to generate a variety of project reports in response to specific and varied queries
