Property Activities Coordinator
Battle Monument Group is a real estate investment firm headquartered in Richmond, VA, and they are seeking a highly organized and detail-oriented Property Activities Coordinator. This role is central to ensuring maintenance issues are resolved efficiently from initial request through final payment across a portfolio of over 200 commercial properties.
Responsibilities
Obtains, tracks, and manages maintenance and repair tickets across a multi-state commercial property portfolio
Communicates directly with tenants, by phone and email, to gather detailed information on maintenance requests
Coordinates with vendors to obtain, review, and compare estimates prior to work being authorized
Consistently closes tickets within 30 days to support delinquency performance targets
Maintains accurate and well-organized records of work orders, invoices, approvals, and communications
Identifies reimbursable maintenance expenses and prepares documentation for tenant reimbursements in accordance with lease terms
Creates and submits purchase orders to the COO for qualifying repairs
Qualification
Required
2+ years of experience in property management, facilities/vendor coordination, technician dispatching, or operational support (commercial real estate preferred)
Demonstrated ability to coordinate multiple repairs or projects simultaneously
Exceptionally organized with strong attention to detail and documentation accuracy
Highly skilled and comfortable communicating by phone
Strong follow-through and ownership mindset
Ability to prioritize effectively in a high-volume, deadline-driven environment

PTO - New employees receive 80 hours of PTO annually, accrued each pay cycle. We use PTO strictly for days in which you will be completely offline and removed from work obligations.
Holidays - BMG recognizes 9 official holidays per year in addition to the PTO days.
Life Insurance - On the 1st of the month following 60 days of employment, employees are added into the BMG life insurance plan, offered through Unum, with no cost to the employee.
Short-Term and Long-Term Disability - On the 1st of the month following 60 days of employment, employees are added to the BMG STD/LTD, Life Insurance plan, offered through Unum, with no cost to the employee.
Review Opportunities - Employees receive a performance review after their first six months, which may include the opportunity for a pay increase based on performance in the role. Following this initial review, annual performance evaluations are conducted, with opportunities for salary and title adjustments.
Retirement - Retirement benefits include a company-sponsored SEP-IRA with employer contributions.
Bonuses - At the discretion of the board, bonuses are awarded based on overall performance of the business and each eligible team member’s contribution.
