Responsibilities
Conduct research and analysis to identify potential land acquisition and development opportunities through industry news, market data platforms, broker relationships, and internal research tools
Build and maintain relationships with local brokers and industry professionals to enhance market intelligence, develop key contacts, and source new development leads
Utilize platforms such as FMLS, CoStar, Zonda, and other market tools to prepare market studies, competitive set analyses, valuation assessments, and preliminary investment evaluations
Perform land use, zoning, and GIS-based analysis to assess site feasibility and future development potential
Support the land development team and external consultants in conducting lot fit studies and managing due diligence efforts, including surveys, geotechnical reports, environmental assessments, soil studies, and entitlement processes (rezoning, variances, land development permits, etc.)
Assist in the creation, maintenance, and refinement of financial pro formas, cash flow models, and investment return analyses for both new and existing land acquisition projects
Participate in the preparation of internal investment memorandums and presentation materials for management review and decision-making
Support negotiations of Letters of Intent (LOIs) and purchase contracts in coordination with brokers and internal leadership
Collaborate cross-functionally with engineers, architects, and sales teams on product planning, site design considerations, and development strategy
Track acquisition pipeline activity and maintain organized deal documentation and underwriting assumptions
Assist with sensitivity analyses (pricing, absorption, cost changes) to evaluate project risk and return scenarios
Provide general analytical support on land pricing trends, capital market conditions, and competitor activity
Qualification
Required
Acquisition and Land Acquisition skills
Proficiency in conducting Due Diligence and Land Development tasks
Strong skills in Market Research and data analysis
Effective communication and organizational abilities
Proactive and detail-oriented with a willingness to learn
Preferred
Background in real estate, urban planning, finance, or a related field
