Vice President, Community Operations (Tax Credit)

KETTLER, one of the fastest growing property management companies, is looking for a dynamic, hands-on leader to oversee the day-to-day operations of assigned portfolios with a focus on Tax Credit and Affordable Housing. The role involves providing direction to Regional Property Managers, ensuring compliance with housing regulations, and driving new business development initiatives.

Responsibilities

Oversee day-to-day property management operations to ensure efficiency and profitability
Ensure compliance with LIHTC, ADU, Section 8 and/or any other government or affordable housing requirements
Assist in the coordination, detailed analytical review and implementation of annual budgets for all communities within assigned portfolio
Conduct weekly, monthly and quarterly financial and Key Performance Indicator (KPI) reviews to ensure performance is consistently meeting/exceeding benchmarks
Review and approve weekly and monthly client reporting packages to ensure quality and accuracy
Partner with Regional Property Managers (RPM) to design and implement action plans to improve performance of any communities falling behind budget or KPI benchmarks
Perform inspections of properties within assigned portfolio to mitigate risk and ensure proper administration, compliance, marketing, curb appeal, maintenance and customer experience standards are in place and consistently upheld
Ensure compliance with local, state, and federal housing laws and regulations
Identify new business opportunities and assist in the RFP process to expand the company’s managed portfolio
Partner with senior leadership team across departments to develop strategies to increase market share, revenue and profitability
Build and maintain relationships with community owner, investors and key stakeholders
Works closely with SVP of Community Operations and VP of HR on recruit, hire, coach and develop team members to optimize performance and address and manage personnel issues in a proactive manner
Foster a high-performance culture focused on delivering a high-level customer experience to all internal and external customers and driving operational excellence

Required

Minimum of 10 years progressive property management experience within a professional management organization(s) is required, with demonstrated responsibilities for a diverse multi-site/scattered portfolio of conventional, LIHTC, subsidized, and/or government housing properties
Minimum of 5 years previous experience working at the corporate or regional level with a multi-site/scattered portfolio of more than 8,000 units supervising both regional and property level staff
Experience managing multi-family, mixed-use, value-add, lease-up, conventional and affordable housing communities
Proven track record of business development, including expanding portfolios and driving revenue growth
Proven process and operating results improvement in the areas of financial management (including budgeting and NOI), staffing/evaluating, and customer satisfaction is required
Strong business planning, budgeting, and reporting skills are required
Must have demonstrated leadership skills with previous position and be able to travel approximately 25%

Preferred

4-year bachelor's degree in business, marketing, real estate or other related field preferred or equivalent work experience required
Certified Property Manager (CPM) or active candidacy for such designation and affordable housing certifications strongly preferred
Sound knowledge of DMV regional property management market
