5+ years expReal Property Management Pros is seeking a Maintenance Department Business Manager to lead the business, financial, and vendor strategy of their maintenance department for a large portfolio of single-family rental homes. This role focuses on vendor program management, departmental performance, cost control, compliance, and internal partnership with operations and leasing teams.

Responsibilities
Build, manage, and continuously improve a preferred vendor network
Oversee vendor onboarding, pricing models, SLAs, insurance compliance, and performance standards
Negotiate pricing and service expectations to balance cost, speed, and quality
Address vendor performance issues and remove underperforming vendors as needed
Monitor maintenance spend, make-ready costs, and trends across the portfolio
Partner with PRC leadership on make-ready budgeting, reporting, and cost controls
Identify cost-saving opportunities without sacrificing habitability or service quality
Review high-dollar or high-risk maintenance projects and approve strategic direction
Track and analyze KPIs related to: Vendor performance, Make-ready turnaround times, Budget adherence, Escalations and repeat repairs
Identify trends and drive corrective action through leadership—not micromanagement
Support continuous improvement initiatives and operational scalability
Ensure adherence to Virginia contractor requirements and habitability standards
Maintain department alignment with VRLTA obligations and internal SOPs
Serve as a second-level escalation point for legal, financial, or reputational risk issues
Ensure consistent, effective use of maintenance and property management systems
Partner with Operations leadership to refine workflows and eliminate inefficiencies
Support training and accountability through department managers
Qualification
Required
5+ years in property management, maintenance leadership, or operations management
Strong experience managing vendors, budgets, and service performance
Business-minded with the ability to analyze trends and make strategic decisions
Comfortable influencing outcomes without being the 'doer'
Knowledge of residential maintenance standards and compliance (Virginia experience a plus)
