Responsibilities

Conduct initial deal underwritings, generation of deal model, ensuring accurate integration of all deal data and assumptions, as well as accuracy of model functionality
Update and manage deal model, based on feedback from deal team and relevant reviewers, as well as changing deal terms throughout acquisition process
Create Investment Committee materials
Interprets, evaluates, and interrelates market data gathered during market visit as well as through research sources and databases, and develops comprehensive market study to relate findings and recommend investment decision
Assists with coordination of site inspections of acquisition prospects by third parties, including being responsible for information transmission, receiving and delivering, to working parties
Maintain contact with client and broker base to discuss progress, track and update transaction activity
Update and manage deal waterfalls (i.e., tracking of contributions, distributions, preferred return calculations, and key deal metrics)
Participate in the design of internal productivity tools, including automated deal pipeline tracking and AI-driven data extraction from Offering Memorandums
Support the creation of LLM-based parsing workflows to structure rent rolls and financial statements for underwriting
Contribute to market research using data science principles to identify momentum and value-add acquisition targets

Required

Knowledge of real estate valuation fundamentals
Extremely strong financial acumen with excellent financial modeling, due diligence, analytical, transaction structuring and financial skills desired
At least 2 to 4 years working at a student housing or multifamily housing company analyzing financial performance desirable; student housing experience preferred
Skill in the use of survey and market research methodologies, systems, and techniques
Skill in the use of computerized spreadsheet, relational database, and word processing software including Master level proficiency of Excel, as well as high proficiency with PowerPoint, Word, Access and Power BI
Ability to suggest innovative approaches to situations and problems
Ability to travel up to 25% of the time
Bachelor's degree

Preferred

Familiarity with consumer LLM prompting (ChatGPT, Claude) for data analysis and AI Native IDE for application building
Academic coursework or personal interest in Python, SQL, or Data Science
Experience with Power BI or other data visualization software
A track record of using technology to automate repetitive manual tasks
