Investment Analyst – Education Real Estate

Responsibilities

Independently underwrite acquisitions, developments, and sale-leaseback transactions focused on:
Early childhood education centers
Preschool and childcare assets
Other education-related real estate (K-12, charter, specialty education)
Build full financial models from scratch, including:
Unlevered yield on cost
Levered IRR
Exit cap and timing sensitivities
Debt structures (bank, private credit, IO / amortizing)
Rent commencement and ramp-up risk
Creatively identify ways to improve deal viability, including:
Capital stack optimization
Lease structure enhancements
Phasing, timing, or exit alternatives
Risk reallocation between parties
Pressure-test assumptions and identify true economic risks
Take ownership of investment conclusions, clearly recommending whether Fortec should proceed, restructure, or pass on opportunities
Make sound investment judgments with incomplete or evolving information
Support and participate in investor calls, diligence discussions, and follow-ups
Serve as an analytical and technical resource for:
Existing investors
Placement agents
Brokers and capital intermediaries
Help maintain and expand investor relationships through clarity, credibility, and responsiveness
Maintain a high sensitivity to accuracy, consistency, and reputational risk in all investor communications
Maintain and update deal and fund information within Agora
Ensure accuracy and consistency of:
Deal assumptions
Capital stack details
Returns and sensitivity analyses
Support institutional-grade reporting and transparency standards
Lead the analytical and conceptual development of:
Deal brochures
Investor one-pagers
Education real estate industry reports
Translate underwriting and market insights into clear, professional narratives
Ensure materials meet institutional and family-office standards
Work closely with Real Estate, Finance, Investor Relations, and external partners to ensure:
Underwriting assumptions
Capital strategy
Investor messaging
Are aligned
Comfortably and constructively challenge assumptions when appropriate

Required

Bachelor's degree in any of the following: Finance, Economics, Accounting, Business Administration, Real Estate, or a related field
Direct experience in early education real estate (childcare, preschool, early learning centers)
Exceptional financial modeling and analytical capability
Proven ability to creatively structure solutions while maintaining disciplined underwriting
Experience engaging with investors, capital partners, or placement agents
Working knowledge of Agora
High standards for accuracy, judgment, and presentation
Comfortable operating in a fast-paced, executive-led environment
Willingness to work in person, full time, in the Miami office

Preferred

Advanced degree strongly preferred in any of the following: MBA, Master's in Finance, Real Estate, or Economics
Experience with other education-related real estate strongly preferred
