Responsibilities
Record, reconcile, and analyze daily rental revenue from short-term rental platforms including Airbnb, Vrbo, and direct bookings
Reconcile platform payouts to bank deposits and merchant accounts
Manage and reconcile cleaning fees, service fees, platform commissions, and other operational costs
Track occupancy, ADR, and revenue variances to ensure reporting accuracy
Process accounts payable related to property operations, including cleaning, maintenance, utilities, and supplies
Review outstanding vendor balances and resolve discrepancies
Handle guest refunds, chargebacks, booking adjustments, and security deposit reconciliations
Track damage claims and ensure proper documentation
Monitor credit card activity and ensure accurate expense categorization by property
Prepare monthly financial statements at the property and portfolio level
Ensure accurate sales, lodging, and tourist tax reporting and filings
Maintain compliance with local short-term rental regulations
Partner with property managers on pricing, expenses, and discrepancies
Assist with audits, owner reporting, and year-end close
Qualification
Required
Bachelor's degree in Accounting, Finance, or related field
5+ years of property accounting experience, preferably in vacation rentals or short-term rental environments
Strong hands-on experience with Yardi (required)
Experience with Airbnb, Vrbo, and other STR booking platforms
Solid understanding of revenue recognition and multi-property accounting
