Responsibilities

Ensure that property is in pristine and safe condition meeting Dermot standards and resident expectations
Offer exceptional customer service to our residents
Diagnose and solve maintenance issues as needed in apartment homes, the common areas, and the exterior areas of the property; the work will range from plumbing, electrical, general carpentry, painting, and addressing HVAC, appliances and pool maintenance issues
Aim to complete all service requests within 24 hours
Ensure apartments are move-in ready for new residents following Dermot guidelines
Maintain clean, safe and aesthetically pleasing surroundings to meet Dermot’s brand standards
Monitor, maintain and keep secure inventory of equipment, supplies and tools
Routinely inspect building mechanical systems (e.g., air conditioning and boilers) and equipment to ensure proper performance and maintenance
Perform all services in compliance with Dermot policies and procedures, safety and health regulations and applicable laws (e.g., Fair Housing Laws)
Effectively communicate and collaborate with the maintenance team; report all issues to the Resident Manager/General Manager
Respond to emergency maintenance requests as needed
Complete preventative maintenance to enhance the safety and management of the property and reduce risks and emergencies
Assist in maintaining records of scheduled maintenance procedures
Complete and participate in training as needed
Complete projects and tasks assigned by the Resident Manager and General Manager

Required

Demonstrated knowledge and skills in building maintenance and mechanicals
Successful track record of contributing to property teams in a related role for luxury, multi-family properties (minimum 2 yrs)
A valid driver license and reliable transportation
A valid EPA Section 608 certification or willingness to obtain within 90 days of employment
High school diploma or equivalent
Have working knowledge of safety rules and regulations
Available and willing to answer 24-hour maintenance emergency calls as needed
Exceptional customer service and follow through skills
Comfortable working with competing priorities
Have stellar references and consistent employment history
Must be able to work for any employer in the US without any restrictions whatsoever
The ability to lift 50-100 lbs regularly
Ascend and descend ladders
Listen and react to sounds
Be comfortable working around residents including children
Wear protective gear as needed
Be able to position oneself in confined spaces to complete repairs
Use technology for reporting and communicating purposes

Preferred

HVAC certification is strongly preferred
