Responsibilities
Oversees daily operations of assigned communities to ensure operational standards are met
Conducts regular site, safety, and compliance inspections
Ensures properties meet company standards for curb appeal, maintenance, and resident experience
Implements approved business plans and operational initiatives
Develops and manages annual property budgets
Reviews monthly financial statements and reconciles performance against budget
Identifies variances and implements corrective action plans
Works with on-site teams to achieve NOI, occupancy, and expense targets
Directly supervises Community Managers and maintenance leadership
Oversees interviewing, hiring, onboarding, and training of on-site staff
Manages performance, coaching, and disciplinary actions in alignment with company policies
Ensures appropriate staffing levels at each community
Partners with the Leasing Manager and Marketing & Revenue Manager to ensure pricing, leasing, and renewal strategies align with approved business plans
Ensures on-site teams are actively executing leasing and renewal initiatives and following established standards
Reviews leasing performance and market trends and provides operational feedback to support pricing and marketing decisions
Supports implementation of revenue management tools and reporting requirements
Oversees vendor performance, contract compliance, and service quality
Identifies capital and maintenance needs and communicates recommendations to leadership
Monitors capital projects and ensures timely completion
Provides timely operational and performance updates to corporate leadership
Responds promptly to ownership inquiries and operational issues
Ensures accurate and complete reporting
Assist with other duties as assigned
Qualification
Required
Hands-on operational leadership experience in property management
Experience overseeing on-site teams in multifamily communities
Ability to ensure properties meet physical and operational standards
Experience in executing budgets and business plans
Proven track record in driving leasing, retention, and resident satisfaction
Experience in developing and managing annual property budgets
Ability to review monthly financial statements and reconcile performance against budget
Experience in identifying variances and implementing corrective action plans
Experience in supervising Community Managers and maintenance leadership
Experience in interviewing, hiring, onboarding, and training of on-site staff
Ability to manage performance, coaching, and disciplinary actions in alignment with company policies
Experience in ensuring appropriate staffing levels at each community
Experience in partnering with Leasing and Marketing Managers to align pricing, leasing, and renewal strategies
Ability to review leasing performance and market trends
Experience in overseeing vendor performance, contract compliance, and service quality
