UC San Diego is seeking a Maintenance Systems Operator to perform emergency first response, routine maintenance, and troubleshooting of utility and building systems. Responsibilities
Perform emergency first response, routine and skilled duties in the operation, maintenance, troubleshooting and alteration/repair of utility and building systems, controls, sub-systems and accessories such as but not limited to electrical equipment and components (600 volts and below), high temperature hot water distribution system, state mandated inspections per Steam Generators, gas fired / water to water hot water boilers, heating hot water distribution systems, Hydronic Water Distribution Pumps, Processed Chilled Water Systems, Autoclaves, High Pressure Steam and condensate systems, Air Handler Units, Fan Coil Units, Exhaust Fans, Air Compressors, Vacuum Pumps, Oxygen/CO2/Liquid Nitrogen utilities, Flood Response, Reverse Osmosis & Deionized water distribution systems along with their associated chemistry to maintain and extend the life of the building mechanical equipment and directly support terrestrial and aquatic life forms
Test, maintain, repair and calibrate systems and equipment, diagnose equipment problems and perform complete repairs on UCSD campus and all auxiliary facilities
Coordinate/execute complete building system shutdowns / de-pressurizations / drain-outs for internal and external customers
Install and/or repair valves, regulators, safety devices to properly control liquid and gas systems
Communicate and document corrective action necessary to avoid malfunctions, energy excess, shutdown or damage of any system. Read and interpret blueprints, specifications, shop drawings, schematics and manufactures specs to diagnose building wide system problems
Qualification
Required
Thorough knowledge demonstrated by experience operating, maintaining and repairing building systems including but not limited to, electronic controls, pneumatic controls, autoclaves, high pressure building steam systems, domestic, industrial, soft, deionized water systems, compressed air systems, controls, air handlers, heat exchangers, vacuum pumps and other building systems related to mechanical, electrical and plumbing systems
Thorough knowledge of building systems, i.e. dead band, building steam systems, domestic and industrial water systems, compressed air systems, air conditioning compressors and controls, water systems and other related controls and systems
Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor
Ability to produce comprehensive watch stander shift reports
Substantial knowledge and understanding of engineering fundamentals with respect to systems and equipment
Knowledge of proper use and maintenance of hand and power tools related to job functions
Demonstrated ability to troubleshoot operational problems and make necessary system alignments, adjustments or repairs. Experience documenting corrective, maintaining logs and trouble call records
Strong demonstrated ability to read and interpret blueprints and system diagrams
Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor
Experienced user of standard computer systems and applications including Microsoft Office Suite, Computerized Maintenance Management System (CMMS) such as Maximo, electronic mail and web based applications
Physical ability to perform tasks assigned to job function. Must be able to work in confined spaces and have ability to move through limited access spaces and cover distances on foot to widely separated work sites
Ability to work in morgues, gross anatomy and pathological laboratories where human and animal bodies or parts thereof may be exposed to view of worker
Ability to effectively work individually or in teams as well as with diverse groups
Ability to effectively communicate orally, in writing or electronically
Ability to observe and practice working habits and maintain security of buildings and systems
Ability to work effectively in a service oriented environment subject to frequently changing priorities
Problem-solving skills and sound adjustment
Ability to follow through and carry out assignments
Ability to understand and apply University and Departmental policies and procedures
Knowledge of building codes, rules and regulations as well as ability to understand UCSD policies and procedures as related to the position
Proficiency in the use of hand tools, silver brazing, and soft soldering methods
Skill to inspect functionality of High Temperature Water (HTW), Chilled Water (CHW), and steam distribution and condensate return systems
Ability to model and advocate UCSD Principles of Community
DOJ/FBI background checks and clearances required prior to hire
DMV check and clearance required prior to hire
Required to hold a valid driver's license, have a driving record that is in accordance with local policies/procedures, and/or enroll in the California Employer Pull Notice Program
May be assigned overtime, alternate shift, weekend or emergency call back hours as necessary
This position may be required to stand watch
Required to work in morgues, gross anatomy and pathological laboratories where human and animal bodies or parts thereof may be exposed
