Responsibilities

Manage and monitor the campus physical HVAC plants using Building Automation Systems to maintain system operations
Develop environmental parameters for the campus to optimize the HVAC, electrical, lighting and control systems
Ensure the required redundancy for building systems
Interact with University management, campus community, capital projects, operational and maintenance staff, designers and contractors
Develop models and programs to identify abnormalities in usage and recommend methodology to correct and adjust for abnormalities
Make system adjustments to accommodate changing environmental conditions seasonally
Oversee programming of the building automation systems computers to reflect current operational requirements, alarm settings and protocols
Monitor changing conditions and direct adjustments and necessary reprogramming to reflect new parameters or operational requirements
Estimate, plan, coordinate and oversee all work performed by the mechanical and electrical group, and outside contractors, ensuring timely completion of preventive maintenance, routine and emergency repairs
Review all existing building system operations and make recommendations for changes as appropriate
Perform benefit and cost analyses to support changes to systems and/or replacement of system components
Coordinate and oversee preventative maintenance, repair and upkeep of all mechanical, electrical and heating equipment
Review and analyze School Dude maintenance reports to prepares work orders, monitors work load and determines pending and proactive measures
Maintain compliance with air and water quality standards
Maintain necessary records and prepares reports
Conduct regular energy audits of each building to determine existence of sources of high energy using devices
Recommend effective methods of rectifying the situation or repair the situation on site
Perform preventive maintenance on all energy management systems and devices
Prepare quarterly and year-end reports on energy conservation activities, energy usage, and projects status
Track and report on University utility usage
Develop and implements plans for energy conservation projects
Assist in preparation of the utility budgets by formulating utility use projections
Oversee financial project and operational expenditures related to energy consumption and utilization
Provide timely response to complaints of all HVAC and mechanical problems throughout the campus facilities
Prepare specifications and request bids for HVAC and related operational and capital expenditure projects
Integrate and coordinate activities closely with the Facilities and Capital Projects management staff and supporting contractors
Perform administrative duties including budgetary tracking, report formulation, and quality assurance
Develop and implement training programs for staff in use of energy management systems
Manage, motivate and develop, and schedule assigned staff to achieve unit and department goals
Hire, train, manage, motivate, and evaluate direct report staff
Comply with union contract when executing supervisory responsibilities for union employees
Insure all safety and OSHA regulations are observed
Maintain weekly work performance, job and Kronos records of subordinate staff
Work with Director of Facilities in preparing operating and capital budget planning
Oversight of lock and carpentry shop supervisor and staff
Serve an manager of lock shop staff
Chair the Energy Management Committee and handle the activities associated with that role
Mentor mechanical, electrical and architectural students as part of their undergraduate education experience
Assist with managing the daily operations of campus facilities
Assist with coordinating maintenance requirements for special events such as Convocation, Commencement and Alumni Weekend
Serve as backup for METASYS system check when maintenance staff is not on duty or assigned
Member of the University safety Committee
Assist in the managing daily operations of the campus facilities
Assist in building maintenance as required
Provide management backup coverage to the AVP as needed
Assist the AVP in the implementation of long and short term plans and programs for physical facility management
Serve on various committees as necessary that are within his/her capacity and foster University needs as determined by the AVP

Required

Bachelor's degree in Mechanical Engineering, Construction Management or a related field
Johnson Controls Certification
Minimum one year experience in a union environment
Experience in the mechanical and/or electrical field including at least ten years hands on experience in the design, operation and maintenance of major building HVAC and controls systems combination with electrical systems as well as project management
Demonstrated expert knowledge of METASYS, Johnson Controls and FX building automation systems
Expert knowledge of all applicable codes and regulations pertaining to HVAC, mechanical, electrical and plumbing systems including but not limited to ASHRAE standards, NEC and applicable State and local codes
Knowledge of mechanical systems designs such as HVAC, cooling heating and pumping systems and associated software
Knowledge of best practices in the field
Experience in campus environment or multi-building complex
An understanding of the electrical utility rate structure and how it is applied to calculate utility bills
An understanding of mechanical systems and how their operation affects electrical consumption
Demonstrated ability to analyze problems, identify solutions and to make and implement effective decisions
The ability to read and interpret blueprints and drawings
Ability to address multiple tasks, technical issues and contingencies simultaneously
Ability to continuously seek quality service and process improvements in order to support the Department's mission and strategic vision
Ability to communicate, interact and support effective partnerships with customers, superiors, peers and subordinates
Ability to prioritize new and ongoing projects, to gather and present information related to areas of responsibility and to participate in cross departmental and organizational improvement initiatives
Familiarity and intermediate proficiency with MS Office Suite
Flexibility to work irregular hours, conduct some overnight travel and participate in on-call 24/7 for emergencies
Valid driver's license

Preferred

Electrical, refrigeration and/or plumbing licenses
At the University's discretion, the education and experience prerequisites may be excepted where the candidate can demonstrate, to the satisfaction of the University, an equivalent combination of education and experience specifically preparing the candidate for success in the position
