Onsite Manager/Caretaker

Gassen Company, Inc. is seeking an Onsite Manager/Caretaker responsible for the daily upkeep and maintenance of a condominium property. The role involves ensuring the property is clean and safe, assisting with communication and enforcement of Association rules, and handling maintenance and emergency situations.

Responsibilities

Maintain a clean and safe environment for building residents and visitors to the building. Supervise vendors and cleaning crew.  Maintain the common areas of the building interior, as well as the building’s exterior grounds including the parking lot, sidewalk and entry areas
Knowledge of building water shut off locations, electrical panels, thermostats, gas and water meters, fire alarm systems, boilers, and hot water heaters
Conduct daily property walks and address any issues discovered
Perform routine upkeep and cleaning /janitorial duties (vacuuming hallways, washing walls and windows and common areas, oversee removal of garbage, recycling, etc.)
Assess areas where improvements can be made and notify the association manager
Build relationships with a variety of vendors that work on site.        Be accessible to vendors and allow building access and provide background information to various issues that need attention
Be proactive on site. Perform ongoing routine maintenance and prevention checks as prescribed and take appropriate follow-up action to ensure the property remains in good repair and that safety systems are always fully operational
Perform routine errands retrieving supplies, purchasing parts, etc
Perform a variety of administrative duties such as maintaining an inventory of supplies, completing inspections, communicating issues with residents, providing the association manager with weekly updates of duties completed and other related duties as assigned
Maintain an organized and clean maintenance room
Perform snow removal with Kubota Tractor, snow shoveling, salting sidewalks, and maintenance of pool area
Monitor and update Association directories

Required

2-3 years of related work experience or other relevant work experience
Specific abilities required to satisfactorily perform the role include communicating with diverse groups, maintaining confidentiality, meeting deadlines and schedules, working as part of a team and understanding detailed information and data
Must have excellent communication skills to be able to understand and follow directions and effectively communicate orally and in writing
Must be able to use a computer and have basic software knowledge
Perform basic mechanical, plumbing and electrical skills along with an ability to perform routine building and grounds maintenance
Reliable, self-directed and self-motivated. Able to prioritize and organize workload, resources and time with competing interest and work independently with minimal supervision
Availability to complete general work responsibilities Monday through Friday as needed to satisfy demand of the position/association. On call, must be able to work varied shifts including evenings, weekends and holidays
Ability to problem-solve basic maintenance issues
Ability to handle crisis situations in a calm manner
Neat professional appearance
Reliable vehicle and proof of auto insurance
