Capital Maintenance Technician
The Neiders Company is a transformative force in apartment living since 1989, headquartered in Seattle, Washington. They are seeking an experienced Capital Maintenance Technician responsible for maintaining, troubleshooting, and repairing HVAC, electrical, and plumbing systems across large, multi-unit properties, while supporting overall property operations and capital maintenance initiatives.

Responsibilities
Install, maintain, troubleshoot, and repair HVAC, electrical, carpentry, and plumbing systems
Perform routine preventive maintenance and respond to urgent and emergency repair requests Support daily property operations by maintaining building systems and infrastructure
Diagnose system issues using technical manuals, schematics, as-builts, and appropriate tools
Ensure all maintenance work complies with safety standards, building codes, and company policies
Coordinate with external vendors and contractors on specialized repairs and capital projects
Qualification
Required
High school diploma or equivalent
Valid driver's license, current auto insurance, and reliable transportation required
Minimum of 3 years of hands-on general maintenance experience, including work across apartment communities, hotels, or similar property environments
Demonstrated experience maintaining and repairing HVAC, electrical, and plumbing systems
Experience with painting, drywall repair, unit turns, and minor renovations
EPA certification required; additional certifications or licenses related to HVAC, electrical, or plumbing preferred
CPO (Certified Pool Operator) certification required or ability to obtain within a designated timeframe
Strong troubleshooting, diagnostic, and problem-solving skills
Ability to work independently while collaborating effectively as part of a team
Knowledge of workplace safety standards, OSHA guidelines, and regulatory compliance
Preferred
Additional certifications or licenses related to HVAC, electrical, or plumbing
CAMT (Certified Apartment Maintenance Technician) or similar industry designation
