Responsibilities

Perform advanced professional level project management and work on complex, multi-million-dollar projects from inception to completion. Manage multiple transactions simultaneously
Prepare real estate project acquisition cost estimates and timeline schedules for acquisition of properties
Lead multi-department acquisition focused meetings and make public presentations
Ensure real estate transactions comply with fiscal rules and regulations
Respond to technical questions regarding real estate transactions
Coordinate the work of consultants, appraisers, engineers, surveyors, real estate agents, title agents, and engineering technicians
Review and analyze acquisition appraisals and survey prepared by consultants. Assess the acceptability of those documents and communicates changes to the technical team/consultants and senior leadership so that an acquisition can proceed
Review title reports and documents related to acquisitions, including analysis of acceptable property rights documents, exceptions to title, and determining acceptability of those exceptions and communicating the City’s position on taking subject to said exceptions
With Director and Assistant Director, negotiates with property owners for acquisition and disposition projects
Assist as needed with agency project deadlines and reports with a team-based approach

Required

Bachelor's Degree in Project Management, Engineering, Architecture, Landscape Architecture or a related field
Three (3) years of professional project management experience in the related occupational group including planning, managing, and scheduling projects and preparing and reviewing contract documents
Requires a valid Driver's License at the time of application. Licenses and certifications must be kept current as a condition of employment
A Commercial Real Estate License
Strong, proficient multi-tasking project manager. Ability to prioritize, organize and handle multiple projects and initiatives simultaneously and independently
Self-starter, you search for answers and keep a project moving forward
Strong commercial real estate transactional experience, proven success negotiating fee and easement acquisitions and dispositions
At least two (2) years in real estate project management, managing multiple projects simultaneously and municipal government entitlement experience
Professional communication skills – written and verbal. Excellent customer service skills. Experience partnering and collaborating with multiple stakeholders
Team-player attitude with a willingness to help others achieve common goals
Adaptable and flexible with the ability to pivot to changing or differing priorities
Appropriately applying procedures, requirements, regulations, and policies. Familiarity with Uniform Relocation Act (URA), dedication and exaction process
Strong proficiency using MS Office, advanced Excel skills. Familiarity with internal city systems such as Jaggaer, Accela, GIS
Experience managing and resolving conflicts and disagreements in a positive and constructive manner to minimize negative impact. Demonstrates the capability to negotiate tough agreements and settle disputes to achieve optimal outcomes
