Responsibilities

Maintain, troubleshoot, and repair facility equipment at client's site in South San Francisco, CA
Monitor operation and maintain refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment such compressed air and vacuum equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required
Work with the CMMS, BAS, Work Order and Environmental Monitoring Systems to complete preventative, corrective and calibration work orders and client service requests to maintain operational efficiency, minimize equipment down time and business interruptions, and keep facility and building systems up to applicable standards
Coordinate, schedule and direct the performance of contracted maintenance work, as needed; ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate clean-up
Collaborate with Building Engineer to determine frequency of repair and/or maintenance for all MEP systems based on OEM requirements and JLL best practices; assist in creating/updating SOPs and workplan templates
Support in the development of action plans and timelines to be fully compliant with the JLL Operational Compliance Program
Understand the engineering design and operational aspects of the MEP Systems and Components.  Must be able to immediately recognize system shortcomings and respond to operational and emergency situations
Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.
Provides training and support aimed at expanding the capabilities of the operations staff
Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility.
Record readings and make adjustments where necessary to ensure proper operation of equipment
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
Review monthly client service request summaries to pinpoint and correct recurrent operational problems
Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing
Prepare and submit purchase order requests
Verify the accuracy of deliveries for count, pricing, and description
Perform periodic checks of tool and instrument inventory
Monitor the quality and pricing of maintenance work performed by outside contractors
Lead and/or assist with event setup/teardown activities including electrical, audio visual, coordinating with security or other tasks as needed
Any and all other duties assigned

Required

High school diploma, GED, or equivalent required
5+ years of similar working experience
Universal Certification 608 for CFC's (or within 90 days of employment)
Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
Required to comply with Client and JLL company and HSE safety training requirements
Strong communication skills
The individual in this role must be available for rotating On-Call work
Ability to stand, sit, and walk for extended periods of time
Ability to bend, sit, kneel, squat, stand, reach and lay as required to access equipment components for extended periods of time
Ability to lift up to 50 lbs

Preferred

Completion of a vocational/trade program preferred
Experience working in a laboratory/clean room environment and familiarity maintaining, calibrating laboratory equipment preferred
Ability to read blueprints/floorplans and technical data sheets preferred
Working knowledge of computer applications including Outlook, Word, Excel and Power Point
