Responsibilities
Oversee the building's systems, including mechanical, electrical, and plumbing.
Supervise technicians and maintenance operations.
Be onsite full-time and on-call for emergencies.
Possess necessary licenses and demonstrate competency in HVAC, plumbing, and electrical systems.
Obtain a Class VI Waterworks Operator License within 120 days of contract award.
Utilize Computerized Maintenance Management Systems (CMMS) for maintenance tracking.
Plan, organize, and meet project deadlines.
Read and understand blueprints.
Work independently and as part of a team.
Be available for emergency contact 24/7.
Have excellent communication skills and proficiency in relevant software.

Required
At least five (5) years of experience within the past seven (7) years in the management of building mechanical maintenance operations and supervision of technicians for a facility equal to or greater than 400k Sf
Possession of a valid stationary engineer’s license equivalent to a Class 3 Steam Engineer (DC) or First Grade Engineer (MD)
Demonstrated competency in disciplines such as HVAC, plumbing, and/or electrical through a combination of education, professional registration, and experience
Possession or acquisition within 120 days of contract award of a Class VI Waterworks Operator License from the Commonwealth of Virginia
Ability to plan, organize, and meet project deadlines
Ability to work on several projects simultaneously and prioritize work
Demonstrated working knowledge of engineering and building systems
Ability to read, review, and understand blueprints
Ability to work independently and as part of a team
Availability for emergency contact by phone 24 hours a day, 7 days a week, 365 days a year
Availability to work flexible hours as required in response to emergency situations
Excellent written and verbal communication skills
Proficiency with word processing, spreadsheet, CMMS, and project tracking software
Preferred
Industry certification from International Facility Management Association (CFM, FMP, and/or SFP)
Certification from Building Owners and Managers Institute (BOMI)
Certification from Association for Facilities Engineering (AFE)
Experience using TMA Systems as a Computerized Maintenance Management System (CMMS) to track and record planned/unplanned building maintenance
Familiarization with AFFF Fire Suppression Systems
