Responsibilities

Supervise and manage maintenance staff including hiring, training, coaching, and personal development.
Develop the team and hold them accountable for day-to-day operations and exceeding client expectations.
Participate in client-facing and internal team meetings and communications regularly.
Assist in the development of a capital improvement plan.
Select, schedule, supervise, and direct contractors; monitor and document performance.
Respond effectively to emergencies and service calls.
Lead and organize ongoing technical, safety, and operational process training programs and procedures.
Oversee the maintenance and continuous operation of all building systems.
Partner with Quality Control manager to update or create documented procedures for maintenance processes.
Identify safety hazards within the building and ensure remediation.
Maintain infrastructure and compliance documentation for the buildings in the portfolio.
Plan and schedule work efficiently including corrective maintenance, preventative maintenance, and projects.
Administer the OCP compliance program in collaboration with the facilities team.
Meet financial targets, create and administer budgets.
Be on-call for after-hours and weekend work.
Maintain records of building rounds, engineering logs, and data sheets.
Perform additional job duties as requested.

Required

Candidate must possess and maintain a valid state driver’s license.
5+ years people management experience (leading a team)
Demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) in commercial buildings including working knowledge of cooling towers, chiller and pneumatic systems
Universal CFC EPA certification is required
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Ability to lift up to 50 lbs
Comfort using ladders up to 30 feet tall
Ability to frequently climb, bend, kneeling, lift and/or drive
Strong customer service and communication skills
Candidate must be willing to obtain UST license with the State of North Carolina for monitoring and maintaining Underground Storage Tanks within initial 30 days of employment.

Preferred

Trade school education, union training, military service or college is desirable
