Responsibilities

Manages building automation, life safety, lighting, and miscellaneous systems to ensure operational effectiveness.

Works independently and with external contractors to identify and resolve operational issues in the building.

Performs regular BMS system checks to ensure systems are operating within parameters.

Utilizes continuing commissioning software to identify and resolve system issues.

Responds to client and/or tenant requests for various building needs.

Maintains positive relationships with building owners and tenants.

Troubleshoots operational irregularities using system trending platforms.

Identifies and executes projects to improve building efficiency and sustainability.

Performs advanced troubleshooting of mechanical and low-voltage electrical systems.

Maintains building automation system change log.

Manages computer-based maintenance management system.

Manages corrective work orders and preventive maintenance programs.

May manage and coordinate third party quotes, repairs, and service maintenance.

Supervises custodial staff, contractors, and employees as designated.

Ensures compliance with all applicable codes, regulations, and corporate policies/procedures.

Completes other tasks as directed.

Required

Bachelor's degree in Engineering or related field preferred with 3+ years of relevant experience.

In lieu of degree, 6+ years of progressive experience required.

Knowledge of building management systems (Siemens, Schneider, Johnson Controls, Tridium, Honeywell, Trane, etc.).

Experience with trending and continuing commissioning software (Clockworks, Analytika, Building Analytics, etc.).

Strong knowledge of building systems: Air handling units, exhaust air handling units, boilers, chillers, pumps, VFDs, fan coil units, VAVs, unit heaters, heat recovery systems, and elevators.

Strong electrical and mechanical troubleshooting capabilities.

Ability to work independently or as part of a group.

Ability to communicate with owners, tenants, vendors and/or customers clearly with a helpful and positive customer service-related mindset.

Ability to read building codes, blueprints and drawings.

Demonstrated computer competencies.

Experience with computer-based CMMS systems.
