Responsibilities
Control the daily operation of all mechanical equipment in the physical plant and buildings.
Perform maintenance and repairs to various systems to keep them up to applicable standards.
Responsible for tenant services, preventative maintenance, purchasing and inventory control, and technical proficiency.
Monitor and maintain refrigeration, water cooling, air conditioning equipment, boilers, heating, ventilating, and other mechanical and electrical equipment.
Complete all tenant service requests accurately and expediently.
Formulate and implement the preventative maintenance program for the building.
Monitor the quality and pricing of maintenance work performed by outside contractors.
Evaluate building systems to monitor and improve performance and operating efficiencies.
Comply with all policies and procedures established for the building.
Ability to work long hours occasionally and some weekends.
Act as the on-call engineer for the portfolio of buildings periodically.
Participate in emergency response procedures, technical, and safety training programs.
Perform all work using proper safety equipment and report safety issues to supervisor.
Complete all required training and safety programs.
Track and report time worked in accordance with account policies and procedures.
Comply with all purchasing and receiving policies and procedures.
Report property issues that are not within direct responsibility to supervisor or call center team.
Undertake special projects and other functions as required by the manager or client.

Required
High School Diploma or equivalent.
Relevant technical certifications or licenses.
Prior experience in operating and maintaining mechanical, electrical, and plumbing equipment.
Strong understanding of building systems and equipment.
Knowledge of safety precautions and procedures.
Excellent troubleshooting and problem-solving skills.
Strong communication and interpersonal skills.
Ability to work independently and as part of a team.
Flexible and able to respond to emergencies or changing priorities.
Valid driver's license with a good driving record.
