Responsibilities

Promote Safety among the project team.
Manage and maintain project schedules and budgets.
Maintain good standing relationships with customers.
Work the necessary hours to maintain workload.
The Project Manager reports to the VP of Operations and/or Department Manager
Review project, contract scope, drawings, and project proposals in conjunction with estimating.
Review contract inclusions and exclusions and it relates to RFP.
Once project is assigned, coordinate 'hand-off meeting' with the Safety Department, Superintendent, General Superintendent, Pre-con & Prefab Depart and VP of Field Operations.
Compose project schedule. Plan and discuss with project superintendent during hand off meeting.
Review the estimate and apply best practices for constructability.
Discuss with the GC any errors or omissions to the contract prior to execution.
Work with Prefab department to discuss possible cost saving opportunities.
Compile, submit and track all submittals until they are approved and released.
Ensure commodity prices align with established company agreements.
Distribute (Hold for Release) Purchase Orders during the submittal process.
Select subcontractors, vendors, and outlying materials suppliers (Buyouts).
Reconcile design drawings with project scope and contract.
Submit IFP, IFC drawings on agreed dates.
Coordinate city registrations and permitting.
Develop customer relations that align with company core values and marketing goals.
Coordinate equipment and manpower prior to the start date.
Oversee assigned project monthly financial projections.
Communicate daily with field superintendent to discuss plan of day and provide solutions to issues that could affect project production goals.
Track project schedule from project start to project end and provide Completion percentages to VP of Operations and/or Department Manager.
Ensure that the project schedule is understood by project superintendent and GC.
Relay manpower requirements to Field Operations Department.
Ensure that workmanship is aligned with best practices & company standards and expectations.
Create strategies to improve in field productivity and efficiency.
Visit construction sites on a weekly basis, to review, monitor, and report progress and perform other construction administration duties, such as shop drawing review, attend construction site meetings, review RFI’s, prepare change requests, change orders. Reports any potential discrepancies to VP of Operations and/or Department Manager.
Promote Safety culture through safety evaluations on all job site visits and report any safety related deficiencies to the safety department.
Responsible for all change order request on each project, making sure timeframes and formats adhere to established processes. Once the change orders are approved, PM will need to relay the information to the design team & site superintendent.
Create billings for each project monthly aligning with OWL established procedures and project contract documents.
Report to the CFO, VP of Operations or Department Manager monthly WIP (Work in Progress) projections and cost to complete.
Responsible for all financial aspects of assigned projects.
Coordinate 'close out meetings' with field operations. Gather and discuss project budget and lessons learned with project superintendent.
Attend design meetings & relay information to project design team.
Ensures design meets customer requirements and complies with established local codes.
Creates and submits design changes cost to customers.
The Project Manager collaborates on the supervision of Assistant Project Managers and Project Superintendents.

Required

Basic scheduling knowledge. MS Project preferred.
A working knowledge of estimating.
A working knowledge of Microsoft Office applications.
Written and verbal communications skills.
Capacity to manage high stress situations.
Ability to multi-task and manage various project elements simultaneously.
Leadership skills.
Attention to detail.

Preferred

10 or more years of commercial electrical experience.
3 or more years of Project Management experience.
Preferred knowledge of Sage/Timberline software.
