Responsibilities
Actively participate in company meetings and live the DLP values and mission.
Develop and maintain best-in-class standards for community cleanliness, appearance and customer service.
Develop maintenance schedules, plans, and budgets, ensuring efficient maintenance operations.
Lead and manage a team of maintenance supervisors, technicians, and staff.
Implement quality control measures for property upkeep and cleanliness.
Coordinate with vendors and contractors for specialized maintenance tasks and monitor performance.
Stay updated on property maintenance regulations and implement necessary measures for compliance.
Establish protocols for maintenance emergencies and ensure compliance with safety regulations.
Foster positive resident relations and handle escalated maintenance issues.
Prepare reports on maintenance activities, budget variances, and key performance indicators due monthly with recommendation to recover.
Provide recommendations for capital projects and maintenance optimization.

Assist service team with completing service requests and prioritize workloads.
Maintain documentation and logs for safety, maintenance, and compliance.
Reduce and manage after-hours and emergency calls, promoting Saturday hours.

Manage budgets, achieve expense goals, and assist with vendor sourcing and scope development.
Perform community inspections and visits to ensure quality and financial performance.
Correct all code violations within 5 days of notification.
Conduct safety inspections and audits, ensuring compliance with OSHA regulations.
Review service requests for trends and accuracy, and ensure proper entry and closure into Appfolio.

Required
Must live near Atlanta, GA or willing to relocate to Atlanta, GA
Proven experience in overseeing maintenance operations across multiple sites.
Strong leadership and team management skills.
Budget development and management expertise.
In-depth knowledge of regulatory requirements related to facility maintenance.
Exceptional leadership and interpersonal skills with a focus on team building, collaboration, development, mentoring, and training.
Ability to make strategic decisions and solve complex problems.
Proven track record of successfully implementing asset improvement strategies and achieving positive outcomes.
Progressive experience in property management maintenance, with a minimum of 3 years in a regional management role
