Responsibilities

Prepare accurate and detailed cost estimates for multi-cost code construction projects.

Review project plans, specifications, and other documents to determine project scope and requirements.

Collaborate with project managers, engineers, and subcontractors to gather necessary information for estimating purposes.

Analyze project specifications to identify potential risks, challenges, and opportunities.

Conduct quantity takeoffs and prepare material and labor cost estimates.

Prepare bid packages and submit proposals to clients promptly.

Participate in pre-bid meetings and site visits to assess project conditions and requirements.

Assist in value engineering efforts to optimize project costs without compromising quality.

Manage all aspects of the project including production, budget, labor, and cash management for the project to ensure compliance with the project contract and owner needs.

Develop and manage the project schedule, project procedures, staffing requirements, and equipment resources needed to complete accurate and timely project production.

Assess the initial project contract and supporting documents for completeness. Work with the owner to resolve specifications, contract conflicts, and scheduling issues.

Reports, and documents changes, to each job including change orders, submittals, changes to work orders due to the change order, and any other change to the original contract with all applicable departments.

Ensure supplies and equipment are ordered and delivered according to schedule. Ensure appropriate record keeping and compliance with financial requirements for each job is completed.

Obtain the appropriate permits and licenses from authorities for construction sites.

Monitor and control construction through administrative direction of on-site Superintendent to ensure the project is built on schedule and within budget; investigate potentially serious situations and implement corrective measures.

Manage on-site Superintendent to ensure compliance with on-site reporting requirements.

Allocate and manage resources to ensure that they are available when they are needed throughout the construction process.

Collaborate with subcontractors, engineers, architects, and key team members of the project team.

Create and present weekly, and monthly, cost and revenue forecasts.

Ensure project safety requirements and procedures are followed by conducting weekly safety checks, verifying completion of all required on-site safety documentation and reports, and following up as necessary for all safety-related efforts. Supports the safety programs of the project, company, and owner safety programs.

Lead project closeout procedures, finalizing contract paperwork, obtaining retainages, and working with management to resolve any project claims. Reviews all aspects of project work and completion.
