Responsibilities
Develop Financial Models: Collaborate with management to create, update, and refine financial models for each investment opportunity.
Conduct Underwriting and Due Diligence: Perform comprehensive underwriting and due diligence for each potential acquisition, providing detailed recommendations for company approval.
Support Strategic Decision-Making: Generate financial projections, sensitivity analyses, and investment memos to facilitate informed decision-making.
Identify Development Opportunities: Conduct market research to identify and analyze potential self-storage acquisitions, evaluating site feasibility and growth potential.
Track Industry Trends: Monitor self-storage industry trends to support informed acquisition strategies and development plans.
Build and Maintain Broker Network: Cultivate and strengthen relationships with brokers, property owners, and developers to access both on- and off-market opportunities.
Lead Acquisition Process: Manage all stages of acquisition, including negotiation, due diligence, and contract execution.
Navigate Entitlement and Permitting: Partner with internal teams to efficiently navigate entitlement and permitting processes, ensuring compliance with project requirements.

Required
Bachelor’s degree in Finance, Real Estate, Business, or a related field.
5+ years of experience in self-storage, commercial real estate, or a related industry, with a proven track record in acquisitions, underwriting, or brokerage.
Advanced expertise in financial modeling, underwriting, and market analysis.
Strong interpersonal skills and communication abilities to effectively engage with internal teams and external stakeholders.
Demonstrated self-motivation and accountability to meet acquisition targets and project milestones.
Comprehensive knowledge of self-storage industry trends, acquisition strategies, and development processes.
Preferred
Familiarity with the Midwest and Southeast markets is strongly preferred.
